The house's unique X-shape derived from an analysis of existing site conditions and a clear articulation of our client's program. The 6 acre oceanfront site in Southampton NY has an exaggerated topography related to a prominent sand dune which rises to the house's planned roof elevation. The first floor level is elevated above the ground plane for compliance with FEMA flood zone design requirements while the roof elevation is limited by local zoning constraints. Zoning and environmental setbacks further define where the house can be sited.

Entrance to the home occurs at the compressed mid-point of the floor plan’s X-shape. A two-story wine room joins with a cylindrical glass elevator to create a tower form marking the home’s entrance from a distance. Immediately opposite the main entry, a motorized glass wall opens onto the pool terrace. A pair of large, double-height living spaces flank the entrance and are lifted several steps above the primary entrance level for improved ocean views. One of the two living area holds a sculptural stair.
Towering glass walls blur boundaries between indoor and outdoor living areas. Spectacular views of both ocean and bay are created as house’s structure curves from its middle and pulls apart at its ends. Deep overhanging roofs and elevated terraces control daylighting conditions for interior spaces and provide protected outdoor living areas.
Program areas are organized in the house’s four wings according to need: guest spaces, entertaining areas and private zones. At the west end of the house, two wings pull apart to create a private landscaped courtyard. A formal double-height skylit dining room occupies a similar position at the east end of the house. Additional skylights trace the curving hallways linking the house ends.
Exterior cladding systems include custom-designed curtainwall systems, stone veneer and terra cotta rainscreens and marine-grade stainless steel fabrications. Interior materials include terrazzo and oak wood flooring, plaster and wood veneer walls and perforated wood plank ceilings for acoustic control.
The house features a wide range of sustainable design features including an geothermal heating system, expansive rooftop photovoltaic array, energy-efficient lighting and high-performance exterior glazing systems.
